  1. Review of Zoning and Other Applicable Statutory Regulations
  2. Review of Operating Certification(s)
  3. Review of Code Violation History
  4. Review of Pending Mandatory Upgrades
  5. Review of all Permit Applications & Violations
  6. Investigate Prior Damage (Fires, Storms, Flood Plain Issues, Other)
  7. Review of As-built Drawings and Detailed Specifications
  8. Appraise Quality/Skill Set/Length of Service of Plant Management and Staff
  9. Review of Major Building Elements:
  10. Foundations and Structure (Leaks, Cracks, Patent Distress)
  11. Structured Garage Condition
  12. Main Toilets
  13. Main Lobby – Overall Condition and Design Quality
  14. Floor Level Lobby and Corridor Finishes – Floor, Walls, Ceiling
  15. Lift Interior Finishes
  16. Curtain Wall – Leaks, Glass Breakage, Distress
  17. Landscape Elements – Hardscape, Pavers, Planters, Planting, Waterproofing
  18. Accessibility Compliance – Exterior & Interior
  19. Loading Dock, Storage, Refuse Compactor Provisions
  20. Roofing, Flashing, Coping / Parapets, Waterproofing & Caulking
  21. Investigate Possible Contamination:
  22. Hazardous Materials – Asbestos Containing Material (if built prior to 1975), PCB’s, Lead Paint, FUN, Mold,
  23. Hydro-carbons
  24. “Heavy Metals”(Pb, Hg, Cr, As, etc,), PERC, Xray
